Three ways in
Forward when you know the terms. Backward when you know the outcome.
Seller-finance conversations do not always start with a neat loan structure. Sometimes you know the price. Sometimes the seller only knows the monthly income they want. Sometimes the property cash flow is the constraint. The calculator keeps all three in the same deal.
Structure the note
Enter purchase price, down payment, rate, amortization, interest-only period, and balloon. See the payment and remaining balance immediately.
Reverse the payment
Start with what the seller wants per month. Solve the principal and corresponding purchase price those terms support.
Test the property
Add rent and operating assumptions to estimate NOI, cash flow after debt, DSCR, and cash-on-cash return.
See the schedule
Review estimated principal, interest, and remaining balance through the balloon date without rebuilding the deal.
Worked example
$500,000 price. $50,000 down. 5% interest.
With $450,000 seller-financed, a 30-year amortization, and a 5-year balloon, the structure looks roughly like this before taxes, insurance, servicing, and closing costs.
Reverse example
What if the seller says, “I need $2,000 a month”?
At 5% interest and 30-year amortization, a $2,000 monthly payment supports about $372,563 of seller-financed principal. Add $50,000 down and the corresponding purchase price is about $422,563.

Questions
Seller financing calculator FAQ.
How is a seller-financed payment calculated?
The financed principal is generally the purchase price minus the down payment. The monthly principal-and-interest payment is calculated from that balance, the interest rate, and the amortization period.
Can I work backward from the seller's desired monthly payment?
Yes. The Reverse path solves the seller-financed principal and purchase price supported by a target monthly payment, rate, amortization period, and cash down payment.
What does a 30-year amortization with a 5-year balloon mean?
The payment is calculated on a 30-year schedule, but the remaining unpaid balance becomes due after five years. The amortization controls the scheduled payment; the balloon controls maturity.
Is seller financing the same as owner financing?
The terms are commonly used interchangeably to describe a seller carrying some or all of the purchase financing instead of the buyer obtaining all debt from a traditional lender.
Does this include taxes, insurance, servicing, or legal costs?
No. The core calculator focuses on note math. Property analysis can model several operating assumptions, but real transaction costs, taxes, insurance, servicing, and legal requirements vary by deal.
