Interest-only months pay accrued interest with no scheduled principal reduction. After the IO period, the stated amortization schedule begins. A balloon, when entered, ends the schedule early and makes the remaining balance due.

Terms → schedule

Sometimes you do not need another deal calculator. You need the actual amortization table.

A seller-financing agreement can look simple on one line—purchase price, down payment, rate, amortization, balloon—but the payment history underneath it matters. The amortization schedule shows exactly how each scheduled payment is split between interest and principal and how the remaining balance changes over time.

This tool is built for the moments when you need to answer questions like: What will the balance be after three years? How much principal is actually paid before a five-year balloon? or What payoff should I expect after payment 24?

Example $500,000 price · $50,000 down · 5% · 30-year amortization · 5-year balloon

The seller finances $450,000. The amortizing payment is about $2,415.70/month. After payment 60, the estimated remaining principal—and therefore the approximate five-year balloon—is about $413,229.

Start from the purchase terms or the promissory note.

If you are structuring a new acquisition, use Purchase terms. Enter the purchase price and cash down, and the calculator derives the seller-financed principal.

If you already have a note in front of you—say a $1.5 million seller note at 4.5%—switch to Note balance. You can generate the schedule without reconstructing the original purchase price.

What each row tells you

Every monthly row shows the scheduled payment, the interest due for that month, the amount applied to principal, and the ending principal balance. Add an optional first-payment date and the schedule also assigns a real calendar date to every payment.

The ending balance after any row is the core number used for the payoff lookup. Pick year 1, 2, 3, 5, or type any payment number to see the estimated principal still outstanding after that scheduled payment.

How the balloon appears in the schedule

A balloon maturity stops the monthly schedule before the full amortization period ends. The regular payment is still calculated from the amortization terms; the balloon is the remaining unpaid principal after the final scheduled payment at maturity.

For the mechanics behind a classic structure, see the 30-year amortization with a 5-year balloon example.

Interest-only periods need their own treatment.

During a fully interest-only period, the scheduled payment covers interest but does not reduce principal. This calculator keeps the balance flat through those IO months, then begins the stated amortization schedule when principal-and-interest payments start.

If the note also has a balloon, only the months remaining between the end of IO and the balloon are available for scheduled principal reduction. For a deeper comparison of the payment step-up and extra balloon balance, use the Interest-Only Seller Financing Calculator.

Export the schedule when the table itself is the deliverable.

Use Export CSV when you want every row in Excel or Google Sheets. Use Print / PDF for a clean printable schedule that can be saved as a PDF from the browser print dialog. The summary can also be copied into an email, note, or deal file.

If the schedule exposes a structure you want to keep working on, Open in Deal Lab carries the terms into the full seller-finance workspace for negotiation, property analysis, and sharing.

Amortization schedules are estimates, not servicing records.

Standard amortization math assumes the entered rate and payment timing. A real loan can diverge because of odd first periods, daily interest, late payments, extra principal, servicing fees, modifications, or the exact language in the note. When money is actually changing hands, the signed documents and servicer payoff statement control.

FAQ

Seller financing amortization schedule questions

How do I create a seller financing amortization schedule?+

Enter the seller-financed principal or the purchase price and down payment, then add the interest rate and amortization period. The schedule calculates each payment, principal reduction, interest, and ending balance. You can also add an interest-only period and balloon maturity.

Can the schedule include a balloon payment?+

Yes. Enter the balloon year and the schedule stops at that maturity. The remaining principal after the final scheduled monthly payment is shown as the estimated balloon payoff.

Can I calculate an amortization schedule from the note balance instead of purchase price?+

Yes. Switch to Note balance and enter the seller-financed principal directly. This is useful when the promissory note amount is already known and the original purchase price is irrelevant to the payoff calculation.

How does an interest-only period affect the schedule?+

During the interest-only period, scheduled payments cover accrued interest without reducing principal. After that period, the stated amortization schedule begins. If a balloon arrives before full amortization, the remaining principal becomes due.

Is the payoff balance exact?+

It is an estimate based on the entered terms and standard monthly amortization math. Actual payoff statements can differ because of payment timing, accrued interest, servicing conventions, fees, late payments, extra principal payments, or note-specific provisions.
